Estimated net position over time
Net position includes estimated property equity and the mutual-fund investment of monthly payment savings.
Estimates assume a fixed home-loan rate, constant monthly maintenance, the entered property appreciation and mutual-fund return rates, and investment of the monthly outflow difference only when buying Property 1 is cheaper. Any cash left after purchase is also assumed to be invested at the entered mutual-fund return. Buying costs, taxes, sale costs, actual returns, lending eligibility and property values can differ.
How this property purchase and SIP calculator works
The calculator estimates the home loan for each property using your available cash as the down payment. It compares each monthly EMI plus maintenance. If Property 1 has a lower monthly outflow, the difference is modelled as a monthly mutual-fund SIP for the selected loan term. Property 2 is the purchase benchmark; this calculator does not model a SIP for choosing Property 2.
The projected net position combines estimated property equity with the Property 1 SIP value. Loan eligibility is capped by the loan-to-value percentage you enter; if your cash does not cover the required down payment, the calculator shows the estimated cash shortfall. Buying costs are excluded.
Property appreciation and mutual-fund returns are assumptions, not guarantees. Estimates use a constant home-loan rate and monthly maintenance, and exclude rent, taxes, sale costs, tax benefits, and changes to maintenance or interest rates. Compare actual lender terms and local purchase costs before making a decision.
